Before the deposit · you hire the surveyor

Before you pay a deposit, a licensed surveyor should stand on the plot.

Check the licence on the official register for this pin, then pay the surveyor. Ask for beacon photos, a registry chart, and the fee and the number of days in writing. VitaGuard does not send the surveyor and does not take their fee.

What to ask the surveyor to do

1. A surveyor on the plot

A licensed local surveyor finds the corner beacons, photographs each one with GPS coordinates, and notes anything wrong: missing or moved beacons, a fence or building that shouldn't be there, standing water or fresh sand-fill, or a plot that doesn't match the plan.

2. Registry charting

The surveyor charts the plot's coordinates at the land registry (Lagos e-GIS / AGIS, the Lands Commission, or Ardhisasa) to show whether the land falls inside a government acquisition or an area committed for public use, the most common way diaspora buyers lose land.

3. Their report, on their letterhead

The surveyor sends you the beacon photos, the coordinates, and the charting result. Agree the fee and the number of days with them before they start. VitaGuard does not promise a five-day report.

What Stage 2 is not: charting shows where a plot sits and whether the government claims it. It does not prove who owns the land, and it is not a government certificate or a title guarantee. Before paying in full, have a property lawyer search the title at the land registry.
