Check the land before you send the money.
Paste the seller's Google Maps pin. Elevation and 37 years of surface water come back free. A person can review the documents. Before a deposit, hire a licensed surveyor and pay them to check the beacons and chart the plot.
Paste a Google Maps pin — see the elevation and water history of that exact spot
Paste GPS coordinates (for example 6.5833, 3.9833) from the seller's pin. We read public satellite data for that spot: ground elevation and slope, and every time Landsat saw surface water there between 1984 and 2021. It is a quick desk check — it does not check title or boundaries.
Free plot screen
A satellite screen cannot see title, boundaries, or ownership. Hire a licensed surveyor and pay them to check the corner beacons and chart the plot. VitaGuard does not take that fee.
Screen the ground first, then check the paper
Screens the ground first: elevation, slope, and 37 years of Landsat surface-water history for the exact pin.
Then request a free analyst review: we check the satellite history and the seller's documents and send a written verdict.
You pay a licensed surveyor to photograph the corner beacons and chart the coordinates at the land registry. Nigeria: Surveyors Council of Nigeria. Ghana: Ghana Institution of Surveyors. Kenya: the Land Surveyors' Board. Charting does not prove who owns the land. A lawyer's title search does that.
Free analyst review: a person looks at your plot and the seller's papers
The satellite screen is automatic. The review is not. We go through the plot and whatever documents the seller gave you, then send a written verdict:
- Past satellite images of the plot, year by year: standing water, recent sand-filling, buildings, crops or fences that suggest someone else is using it.
- Whether the survey plan lands on the seller's pin. We convert the plan's corner coordinates to GPS and compare. A plan that lands somewhere else is the clearest warning sign there is.
- The offer letter or receipt: every extra fee, refund terms, and whether the seller's name matches on every page.
- The title the seller claims (C of O, Governor's Consent, excision, family deed, "receipt only"), explained in plain English, with what is missing.
- Roads, water, power lines and right-of-way corridors next to the plot.
- The seller or estate company: company registration and public complaints.
- Straight away: an automatic first look with the satellite screen, warning signs from your answers, the documents to send us, and questions to ask the seller.
- Within 2 business days: a person's verdict, the reasons, and what to ask or check before you pay anything, on WhatsApp or by email. You can reply and ask questions.
What it cannot do: a desk review cannot confirm ownership, government acquisition, or the beacons on the ground. Hire a licensed surveyor for the ground and the registry chart. A lawyer's title search covers ownership.
Request your free review
